  • Generally, once contracts are signed and exchanged, the process (the settlement period) takes 6 weeks.

  • A cooling-off period is a set time frame after exchange during which the buyer can carry out due diligence, such as inspections, securing finance and legal checks. During this time, the buyer can still cancel the contract if needed, subject to a small termination fee.

  • Around the same time the new electronic conveyancing platform (Property Exchange Australia (commonly referred to as “PEXA”) was introduced, Certificates of Title (commonly referred to as title deeds) were abolished. This means that a title search is the newest form of Certificate of Title, and the NSW Land Registry Services does not produce paper Certificates of Title anymore.

  • Yes in most cases the buyer is required to pay stamp duty to Revenue NSW, which is calculated on the purchase price, however they may be eligible for an exemption or concession.

  • The Vendor is the registered owner of the property and the person/entity selling the property. The Purchaser is the person/entity buying the property.
